A fantastic opportunity to acquire this freehold commercial property formerly used as a thriving aquatic garden centre. Just to the edge of Romsey, the site consists of a cafe with tarmac parking, derelict retail warehouse, hard-standing used as overflow parking and formal gardens around the main lake. Total land extends to around 4.5 acres including 1 acre of lake.

    LOCATION

Just to the north of Romsey town centre, on the main road with good access.

    WORLD OF WATER ROMSEY

Known to many for years, this well regarded former aquatic garden centre was a very popular and thriving business prior to the viral pandemic of 2020. The property consisted of a main retail warehouse providing live fish and garden centre items, along with formal gardens around a one acre lake. The setting provided for a place to shop and enjoy the onsite cafe.

Unfortunately, post pandemic the property remained closed and the retail warehouse was destroyed by fire.

POTENTIAL USES SUBJECT TO PLANNING CONSENT

    RETAIL

The property has been used as retail and would make a fantastic garden centre once more. There is huge potential for expansion or other retail warehousing STPP.

    OFFICE

This would potentially make an excellent environment for a purpose built head office STPP.

    RESIDENTIAL

Residential development would require change of use and it should be noted that the site is located in an FR3(A) to FR1 flood risk zone. In our view it would be a difficult application without extensive mitigation that consent would be obtained for residential, however you should seek a specialist opinion on this.

    VISITOR CENTRE

Consent has already been sought and granted for a large visitors centre. Details are available online at Test Valley Borough Council’s website.

Demolition of existing aquatics centre and ancillary buildings and the erection of a visitor centre, walkway and viewing hide, cafe, office space, retail and flexible community space, and associated hard and soft landscaping and parking

Ref. No: 20/01855/FULLS  Status: Permission subject to conditions & notes

    FLOOD RISK

It should be noted that property is located in a mixed flood risk zone, believed to be FR3A along with a small element of FR2 & FR1.

Extensive work was undertaken nearby from 2017 onwards to minimise flooding in the future. There is also a flood mitigation report in the above planning application.
